RV Roof Leak Repair

Florida sun and rain destroy RV roof sealant. Here's what happens.

Water damage from an RV roof leak being inspected by a technician in Stuart FL

Every RV roof has dozens of penetration points. Vents, skylights, antenna mounts, refrigerator caps, edge trims, and front-to-back seams. Every single one of those is sealed with caulk or tape, and every single one will eventually fail. In Stuart and across Martin County, we see sealant failures at roughly 3-4 years due to the intense UV and heavy rain cycles Florida is known for.

Here's what most RV owners don't realize: a roof leak doesn't announce itself right away. Water gets under the membrane, soaks into the plywood decking, and runs sideways before it finally shows up as a brown stain on your ceiling. By the time you see that stain, the water's been traveling for weeks, sometimes months. We've pulled back membrane on rigs parked in Palm City and found rotten plywood 6 feet from where the actual leak started.

The fix depends on what we find. If the sealant has cracked or pulled away from a vent or skylight, we strip the old material, clean the surface, and apply fresh Dicor self-leveling sealant or Eternabond tape. If the membrane itself has a tear or puncture, we patch it. And if the plywood underneath is spongy and rotten, we cut out the bad section and replace it before resealing. That's the job nobody wants, but ignoring it only makes it worse.

Common Problems

6 roof leak situations we deal with every week in Stuart.

01

"Brown stains on my ceiling after it rains"

Classic sign of a roof penetration leak. The stain usually shows up 2-4 feet from the actual entry point because water runs sideways along the plywood before dripping down. We trace it back to the source, strip the old sealant, and reseal. $150-250 for a single-point repair. Catching it early saves you from a $400+ plywood replacement later.

02

"Sealant around my vents is cracking and peeling"

Florida UV is the culprit. Even quality Dicor sealant breaks down after 3-5 years of direct sun exposure. You'll see it crack, peel away from the edges, and eventually gap open enough for water to get through. We strip it back to clean membrane, prime the surface, and apply fresh sealant. This is preventive maintenance that saves thousands down the road.

03

"Soft spot on the roof when I walk on it"

That soft spot means the plywood decking underneath has absorbed water and started to rot. It's been leaking for a while. If the area is small (under 2 square feet), we can cut out the bad section and patch in new marine-grade plywood. Larger areas might need a more involved repair. Either way, don't wait on this one - it only spreads.

04

"Water dripping around the skylight during storms"

Skylight seals take a beating from both UV and thermal cycling. The plastic frame expands and contracts with temperature changes, and eventually the sealant bond fails. We reseal the perimeter with Dicor and, if the skylight housing is cracked, replace the dome. A skylight reseal runs $150-250. A full dome replacement is $200-350.

05

"I see daylight through a seam on the roof"

Front-to-back seams on rubber roofs (especially EPDM) can separate over time. The seam tape loses adhesion from heat cycling, and once a gap opens the membrane can peel back. Eternabond tape is our go-to for seam repairs because it forms a permanent bond. We clean, prime, and tape the full seam length. $200-400 depending on how far the separation runs.

06

"The roof edge trim is pulling away from the sidewall"

Edge trim or drip rail separation is common on older travel trailers and fifth wheels. Road vibration and thermal cycling loosen the screws and break the sealant bond. Water runs down behind the trim and into the wall cavity. We resecure the trim, seal the top edge with Dicor, and check for water damage inside the wall. $175-300 per side.

Products & Roof Types

We seal every RV roof type with the right products.

Different roof membranes need different sealants and techniques. Using the wrong product on the wrong membrane causes more problems than it fixes. Here's what we work with every day in Stuart and across the Treasure Coast.

EPDM Rubber Roofs

The most common RV roof material. EPDM is a synthetic rubber membrane that's durable but porous to UV damage over time. It requires EPDM-specific sealants and cleaners. We use Dicor EPDM cleaner and Dicor self-leveling lap sealant (#501LSW) for all EPDM roof repairs. According to Dicor Products, their lap sealant is engineered specifically for EPDM adhesion and UV resistance.

TPO Membrane Roofs

TPO (thermoplastic polyolefin) is found on newer RVs and some mid-range models. It's whiter and smoother than EPDM. The biggest mistake people make is using EPDM sealant on TPO, which doesn't bond properly. We use Dicor TPO-specific sealant (#551LST) and TPO primer for all TPO roof repairs. Different chemistry, different results.

Fiberglass Roofs

Common on Class A and Class C motorhomes. Fiberglass is more durable than rubber but still has seams and penetration points that leak. The sealant around vents and skylights still fails from UV exposure. We use polyurethane sealants on fiberglass since Dicor lap sealant isn't ideal for gel-coat surfaces. Fiberglass roof repairs tend to be less frequent but run about the same cost.

Eternabond Tape Applications

Eternabond RoofSeal tape uses a micro-sealant layer that bonds permanently to rubber, TPO, fiberglass, and metal. We use it for seam repairs, edge trim sealing, and large-area patches where liquid sealant alone isn't enough. The 4-inch white tape is our standard for seam work. For bigger patches, we go with the 6-inch or custom-cut widths. It won't peel off once applied - that's the whole point.

How It Works

Three steps to a dry RV roof.

1

Call and Describe the Leak

Call 772-280-3915 or request an estimate online. Tell us where you're seeing water, staining, or soft spots inside the RV. If you can get up on the roof and see cracked sealant, let us know that too. We'll schedule you same or next day.

2

We Inspect the Entire Roof

Our tech gets on the roof and checks every vent, skylight, antenna mount, seam, and edge trim. We probe for soft spots in the decking and trace the water path from the interior stain back to the entry point. You get a written estimate covering everything we find before we touch a tube of sealant.

3

Sealed and Water-Tested On-Site

We strip old sealant, clean and prep the surface, then apply Dicor, Eternabond, or patch material depending on the damage. Once everything's sealed, we water-test each repair point to verify it's holding before we leave. No callbacks, no guessing.

Found a soft spot on the roof near the front cap. Called on a Monday, tech was out Tuesday morning. He cut out a 2x3 section of rotten plywood, replaced it, sealed the membrane back down, and resealed the front cap. Showed me photos of the damage before and after. Very transparent about the whole process.

I tried to fix the leak myself with some hardware store caulk. Made it worse. These guys came out, scraped off my amateur job, and did it right with Eternabond tape and proper Dicor sealant. Should have just called them first. Lesson learned. No more leaks since.

FAQ

RV roof leak questions we hear all the time.

How much does RV roof leak repair cost in Stuart?

RV roof leak repairs in Stuart typically run $150-600 depending on severity. A single vent or skylight reseal costs $150-250. Multiple seam failures across the roof can run $350-600. If there's underlying wood rot from prolonged water damage, the cost goes up from there. We give you a written estimate on-site before starting any work.

How do I know if my RV roof is leaking?

Common signs include brown water stains on interior ceiling panels, a musty or mildew smell inside the RV, bubbling or soft spots on the ceiling or walls, peeling wallpaper near the roofline, and visible cracks or gaps in the roof sealant. In Florida's rain, even a small crack can let in enough water to cause damage within a few weeks.

What causes RV roof leaks in Florida?

Florida's combination of intense UV radiation and heavy rain is the number one cause. UV breaks down sealant around vents, skylights, and seams over 3-5 years. Then when those afternoon thunderstorms hit, water finds every gap. We also see leaks from overtightened antenna mounts, cracked vent housings, and edge trim that's pulled away from the sidewall.

Can you fix an RV roof leak without replacing the whole roof?

Most of the time, yes. About 85% of the roof leaks we see in Stuart are sealant failures at penetration points, not membrane failures. We strip the old sealant, prep the surface, and apply fresh Dicor or Eternabond. A full roof replacement is only needed when the membrane itself is severely deteriorated or the plywood substrate has rotted through in large sections.

What's the difference between Dicor and Eternabond for RV roof repair?

Dicor is a self-leveling sealant that flows into gaps and cures to a flexible seal. It's perfect for around penetrations like vents and skylights. Eternabond is a pressure-sensitive tape with a micro-sealant layer that bonds permanently to the membrane. We use Eternabond for longer seam repairs and edge trims, and Dicor for spot seals. Both hold up well in Florida heat.

How often should I have my RV roof inspected in Florida?

We recommend every 6 months in Florida. The UV here breaks down sealant faster than anywhere in the northern states, and catching a crack before it becomes a leak saves you thousands in water damage repair. Spring and fall inspections are ideal. If your RV sits in the sun without a cover, bump that to every 4 months. A roof inspection takes about 30 minutes.

Need other roof or slide-out work?

We handle all RV roof and slide-out repairs including recoating, slide-out motors, seal replacements, and vent repairs. If you've got multiple issues on the roof, we can knock them all out in one service call across Stuart and Martin County.
