When they snap, the vent either stays open or won't hold its position. A hinge kit replacement is $80-175. If the crank gear is stripped, we can replace that too. Both are common parts we carry.

"Water drips around the vent even though the dome isn't cracked"

That's a base sealant failure. The Dicor or caulk around the vent frame on the roof has cracked from UV and thermal cycling. Water runs between the vent frame and the roof membrane and drips inside. We strip the old sealant, clean the surface, and apply fresh Dicor. $100-175 and it stops the leak. This is the repair that prevents the $400 plywood replacement later.

"My bathroom Fantastic Fan makes a rattling noise"

Usually a loose fan blade, a cracked blade hitting the shroud, or debris caught in the housing. We pull the interior shroud, inspect the blade and motor, clean out any debris, and tighten or replace what's needed. If the blade is cracked, that's a $50-80 part. If the motor bearings are the rattle source, it's a motor swap at $150-300.

Standard Crank-Open Vents (Heng's, Jensen, Ventline)

Basic crank-open vents without a fan. They use a crank handle to raise and lower the dome. The most common failure is the plastic hinge arms breaking from UV exposure. A hinge kit is a $20-30 part and takes about 30 minutes to install. We also replace the dome separately if the hinge and frame are fine. These are the cheapest vent repairs we do.

RV Skylights (Fixed & Opening)

Skylights come in various sizes and profiles. Fixed skylights don't open but still crack and need dome replacement. Opening skylights have a crank mechanism similar to standard vents.
